Selling my home: Stage it furnished or sell it empty?

We are finally putting our house on the market next month, but we are debating whether to keep our current furniture in for showings or move everything out first. Some friends say a completely empty house looks bigger and cleaner, but others insist that buyers struggle to visualize the space without staging. We don't have the budget for professional staging, so it would just be our lived-in furniture. Has anyone here had better luck selling one way versus the other in the current market?

Personally, I would keep it furnished. Empty houses often feel cold and sterile, which makes it harder for buyers to form an emotional connection with the property.

I disagree with the first comment. We sold our last place empty and it sold in three days. It lets people see the actual floor space without being distracted by your decor.

It really depends on the condition of your furniture. If it's worn out, take it out. If it's nice, leave it to show how the rooms can be used.

Exactly what @User2 said. Plus, if your furniture is bulky, it just makes the rooms look tiny. Decluttering is key.

When we sold, we did a mix. We cleared out all the personal clutter and extra 'stuff' but left the main pieces like the dining table and beds. It felt balanced.

I think an empty house highlights every single scuff on the walls or weird corner. I'd definitely keep it furnished but minimal.

Professional stagers exist for a reason, but since you're on a budget, just try to 'neutralize' your space. Pack away the family photos and bright colors.

I'm a realtor and I always tell clients that buyers lack imagination. If you have an awkward nook, put a small chair there so they know what to do with it.

That's a great point. I never knew what to do with the space under our stairs until the previous owners staged it as a reading nook.

If you move everything out, make sure the house is spotless. Dust bunnies look way worse in an empty room with sunlight streaming in.

If you have pets, definitely take the furniture out. The smell can linger in fabrics and buyers will notice it immediately.

I'd say keep it furnished. A house with furniture feels like a home, not a showroom. It makes the space feel more inviting during tours.

Check out some local listings in your area. See what the high-end houses are doing-usually, they are staged for a reason.

I've bought two homes and both were empty. I actually preferred it because I could visualize my own style immediately without having to look past someone else's taste.
