I've been saving up for a down payment on my first investment property and am looking at options for early 2026. With interest rates still being a bit unpredictable and home prices holding steady in many areas, I'm trying to figure out which states or specific cities offer the best cash-on-cash return. I'm leaning toward secondary markets in the Sun Belt, but I'm worried about insurance costs and potential market saturation. Does anyone have any insights on emerging markets that might be worth considering right now? I'd love to hear your thoughts on where you're putting your money next year.

Honestly, I'd stay away from the Sun Belt right now. Insurance premiums in Florida and Texas are absolutely eating into margins. Look at the Midwest instead.

I agree with @user1. I'm seeing much better stability in places like Ohio or Indiana where the entry price is lower and the taxes aren't as crazy as the coastal markets.

Don't sleep on the Midwest. Everyone is looking at the Sun Belt, which has driven prices way up. You can still find cash flow in cities like Columbus or Indianapolis.

Raleigh is getting pricey, but look at the smaller towns just outside the metro area. That's where the real growth is happening for 2026.

I'm focusing purely on cash flow, so I'm looking for C-class neighborhoods in stable B-class cities. Appreciation is just a bonus for me at this point.

Good luck with that! Just make sure your property management budget is solid. Those areas can be a headache if you don't have a reliable team on the ground.

Too much regulation in the PNW for my taste. I prefer landlord-friendly states where I can actually evict if things go south.

I'm putting my money into Huntsville, AL. The tech and defense jobs there are solid and the cost of living is still reasonable compared to the rest of the country.

Whatever you do, run the numbers on insurance *before* you put an offer in. I learned that the hard way in Florida last year.

I'm betting on the Rust Belt resurgence. It's not sexy, but the cap rates are double what I'm seeing in Phoenix or Atlanta.

Not if you pick the right neighborhoods. Focus on areas near universities or hospitals; those populations aren't going anywhere.

I think 2026 is going to be the year of the secondary city. People are still fleeing the major metros for affordability.

Exactly. I'm looking at places like Knoxville or Chattanooga. Great lifestyle, lower costs, and they are still growing.

Whatever you do, don't try to time the market perfectly. Just find a deal that makes sense on paper today, regardless of the hype.
