My agent is suggesting a significant price cut because we haven't had a showing in two weeks, but I'm worried we're just chasing the market down. We've already lowered our initial asking price once since listing last month. It feels like buyers are just sitting on the sidelines waiting for rates to drop or for prices to bottom out. Does it make sense to pull the listing for a few months, or should I just bite the bullet and drop the price to get it sold? I'd love to hear how others are handling this shift in momentum.

Honestly, if you've had zero showings in two weeks, the market is telling you exactly what it thinks of your current price. You can't fight the trend.

We pulled our listing last month after three price cuts. We decided to just rent it out for a year or two and wait for the market to stabilize. It's too stressful trying to time the bottom.

I'm in the same boat. My agent keeps pushing for cuts, but every time we drop it, the 'comps' drop even further. It feels like a race to the bottom.

Don't pull the listing if you actually need to sell. If you take it off and put it back on later, the 'days on market' counter reset, but savvy buyers will see the history anyway.

Has anyone tried offering seller concessions instead of a straight price cut? Sometimes covering closing costs or buying down the rate is more attractive to buyers than a lower sticker price.

Totally agree with the suggestion about concessions. A 2-1 buydown is way more effective right now than a price cut because it actually helps the buyer with their monthly payment, which is what they care about most.

I think a lot of sellers are still pricing for 2022. You have to look at what's sold in the last 30 days, not what's listed.

If you don't have to sell right now, just hold. Why give away equity if you aren't forced to move?

Buyers are definitely on the sidelines. We had a few people through our open house last weekend and they were all just 'window shopping' with no intention of making an offer.

It's a brutal market. I bit the bullet and dropped the price by 5% last week. Had two showings yesterday, so at least there's some movement now.
