I've been looking at listings in my area for the past few months, and it feels like things are finally starting to shift. Some houses that would have sold in a single weekend last year are now sitting on the market for weeks without any major price drops. I'm curious if anyone else is seeing a similar trend where you live, or if it's still a total frenzy. Are people actually getting offers under the asking price, or is that just wishful thinking on my part?

Definitely feeling the shift here in Austin. Houses that used to have 20+ offers are now lingering for a month or two. It's a breath of fresh air for buyers, honestly.

I'm in the Seattle suburbs and it’s still pretty competitive here, unfortunately. Nothing stays on the market for more than two weeks.

Same experience as you, OP. I just saw a house in my neighborhood drop its price by 50k after sitting for a month. It hasn't happened in years.

It’s definitely cooling. Interest rates are killing the buying power for most people, so sellers are finally having to be realistic.

I actually got an offer accepted at 10k under asking last week! Don't lose hope, the market is definitely turning in the buyer's favor.

I wouldn't call it a crash, but the 'frenzy' is definitely over. People aren't waiving inspections anymore, which is great to see.

In my town, it depends entirely on the price point. Anything under 400k still flies off the shelves, but the luxury stuff is just sitting there.

Exactly what I'm seeing. My neighbor has been trying to sell for six weeks and they’ve already lowered the price twice. It’s a completely different vibe than last summer.

Inventory is still pretty low where I am, but the demand has dropped off a cliff because of the mortgage rates. It feels like a stalemate.

Don't get your hopes up too high. Sellers are stubborn and many would rather take their house off the market than sell for less than their neighbor did last year.

I think we’re seeing a 'normalization' rather than a cooling. The last two years were completely unsustainable.

I’ve been tracking Zillow data for my zip code and the average days on market has tripled since January. The data backs up what you're feeling, OP.

My realtor told me yesterday that she’s finally seeing contingencies being added back into contracts. That alone tells you the power has shifted back to the buyer.

I'm holding off on buying until next spring. I think prices have a bit further to fall once sellers realize the party is over.

I actually saw a 'For Sale' sign stay up for three months in my neighborhood. That was unheard of in 2022.
