REITs vs. Physical Real Estate: Which do you prefer and why?

I've been looking to diversify my portfolio and keep coming back to real estate, but I'm torn between buying physical property or just sticking to REITs. On one hand, physical property gives me more control and potential for appreciation, but the maintenance and tenant management sound like a nightmare. REITs seem much more liquid and hands-off, though I worry about market volatility impacting the share price. Has anyone here made the switch from one to the other, or do you prefer holding a mix of both? I'd love to hear some personal experiences regarding the actual day-to-day effort involved.

I started with physical rentals but honestly, the 'passive income' dream is a lie. Between burst pipes at 2 AM and chasing rent, I sold my properties and moved everything into REITs. Never looked back.

I agree with the previous comment. Physical real estate is basically a part-time job that you pay to have. REITs are much better for my sanity.

It really depends on your timeline. If you want to build long-term wealth through leverage, physical is king. If you want dividends and zero headaches, REITs are the way to go.

I hold both. REITs for the dividend yield in my tax-advantaged accounts, and one physical rental that I self-manage. It balances out the volatility nicely.

If you go the physical route, just hire a property manager. It eats into your margins, but it saves your weekends.

REITs are basically stocks. If you hate the stock market's volatility, you're going to hate REITs when the market corrects.

I'm currently looking into REITs because I don't have the capital for a down payment on a house yet. It seems like the best entry point.

Have you considered private equity real estate syndications? It's kind of a middle ground between the two options you mentioned.

Physical property has tax benefits like depreciation that you just don't get with REITs. That's the main reason I stick with physical.

I tried the landlord thing for two years and ended up with a tenant who stopped paying and trashed the place. I'm strictly a REIT person now.

REITs are great until you realize you have zero control over the underlying assets. I like knowing I can renovate my kitchen to increase my property value.

That's a fair point about control, but how much is your time worth? I'd rather have liquidity than a slightly nicer kitchen.

Total return on REITs has historically outperformed physical real estate once you factor in all the hidden costs of maintenance and vacancy.

I think it comes down to personality. Do you like being a business owner or an investor? Landlording is a business; REITs are investing.

I'd suggest starting small with REITs, see how you handle the price swings, and then decide if you really want the stress of a physical mortgage.

My advice? Don't overthink it. Just pick one and start. You can always rebalance later if you hate it.
