Recommendations for a reliable home inspector in Austin?

My partner and I are finally under contract on our first home in Austin, but we are feeling a bit overwhelmed by the inspection process. We want to make sure we find someone thorough who won't just rush through the house and miss major red flags. Does anyone have a local inspector they’ve worked with recently who actually took the time to explain their findings? Any advice on what I should specifically ask them before booking would also be greatly appreciated.

Congrats on the house! We used Austin Home Inspections last year and they were fantastic. Our inspector spent nearly three hours walking us through every single finding.

I second that recommendation. Make sure to ask if they are TREC licensed and how long they've been in business. Don't go for the cheapest option, it's not worth the risk.

I had a bad experience with a big firm last time. They rushed through and missed a major foundation issue. Definitely look for a smaller, independent guy who cares about his reputation.

Look up 'Reliable Property Inspections'. Steve is the owner and he is incredibly thorough. He caught a roof issue that the seller tried to hide.

Always ask if they use thermal imaging cameras. It helps find hidden moisture or insulation gaps that the naked eye just can't see.

Don't forget to ask if they climb on the roof. Some inspectors just use drones now, which is okay, but I prefer someone who actually gets up there to inspect the flashing.

I'm a realtor here in Austin and I always tell my clients to stay present during the entire inspection. It's the best way to understand what's a 'major red flag' versus just routine home maintenance.

Exactly! If the inspector tells you not to follow them around, that's a huge red flag in itself. Run away.

Check out 'Austin Pro Home Inspections'. Very professional and their reports are super easy to read with lots of pictures.

Does anyone know if they offer mold testing as an add-on? We are worried about the humidity in the older homes.

Most good inspectors can do air quality or mold testing for an extra fee. Just be sure to ask when you call to schedule.

Avoid 'QuickCheck Inspections'. They lived up to their name and were way too fast. We missed a plumbing leak because of it.

Whatever you do, don't just go with the cheapest one your realtor suggests. Sometimes they just want a 'fast' inspector so the deal closes quickly.
