Do solar panels really add value to home resale?

I'm currently considering installing solar panels on my roof, but I'm hesitant about the long-term investment. I've read conflicting reports online about whether they actually increase the home's resale value or if they just make the property harder to sell due to lease complications. Has anyone here recently sold a house with solar panels installed? I'm curious if buyers were actually willing to pay a premium for them or if it was more of a neutral factor in the final appraisal.

It really depends on whether you own the panels outright or if you're leasing them. Owned systems definitely add value, but leased systems can be a nightmare for buyers because they have to qualify to take over the contract.

I sold my place last year with solar panels and honestly, it didn't add much to the sale price, but it definitely helped the house sell faster than the neighbors' homes. Buyers loved the idea of lower electric bills.

To @SolarSeeker, be careful with the lease. I walked away from a house purchase last month specifically because the solar lease had a high buyout fee and a lien on the property.

My realtor told me that in our market, solar is seen as a neutral feature. It’s not a deal-breaker, but it’s not really a massive selling point either unless you're in an area with super high utility rates.

If you plan on living there for another 10-15 years, the energy savings are the real value, not the resale price. Just do it for the monthly savings and don't count on a huge ROI when you sell.

Totally agree with the sentiment about leasing. If you lease, you're basically just renting your roof space to a company. Buy them if you can afford it.

Just closed on a house with solar. The seller owned them, and it was a huge plus for me. I didn't mind paying a bit more for the house knowing my electricity bill would be basically zero.

Make sure to keep all your maintenance records and warranty info. It makes the transition way smoother for the next owner if you decide to sell.

It's a lifestyle choice more than a financial one for most people. If you care about your carbon footprint, go for it, but don't expect to get every penny back when you list the house.
