Recommendations for tenant background check software?

I'm getting ready to list my rental property for the first time and I'm a bit overwhelmed by all the screening services out there. I want something that's reliable for running credit reports and criminal background checks, but it also needs to be user-friendly for both me and the applicants. Have any of you had good experiences with specific platforms that don't cost an arm and a leg? I'm trying to avoid anything that feels too sketchy or outdated. Any advice on what to look for or what to avoid would be greatly appreciated.

I've been using TurboTenant for a couple of years now. It's super easy to set up, and the applicants pay the screening fee directly, so it doesn't cost me anything.

Same here. TurboTenant is solid. Just make sure you verify the identity if something feels off, but the platform itself is legit.

Stay away from those super cheap, random websites you find on Google ads. They usually have outdated databases. Stick to the big names like Cozy or RentPrep.

Wait, didn't Apartments.com buy out Cozy? I think they merged their systems.

Yes, Cozy is now part of Apartments.com. It's still decent for collecting rent and screening, but the UI has definitely changed.

I personally prefer RentPrep because they have actual humans review the reports. It costs a bit more, but it’s worth the peace of mind.

RentPrep is the gold standard for sure. If you’re only doing one or two units, it’s worth the extra few bucks to not deal with automated errors.

I've had good luck with Avail. It walks the tenant through everything and keeps all the sensitive data off your local computer, which is a huge plus for security.

Avail is great, but sometimes their credit reports are a bit slow to generate. Just a heads up.

Whatever you choose, just ensure you have a written criteria policy. Don't just rely on the software; know your own rules for acceptance.

I tried Zillow Rental Manager for my first property. It’s free for the landlord and the applicants can reuse their application for other places, so they usually don't mind paying the fee.

Zillow is fine, but sometimes the background checks are too high-level. Depends on how thorough you want to be.

If you want something professional, look into TransUnion SmartMove. It’s the industry standard for a reason.

Don't forget to check your local laws. Some states have specific requirements for what you can charge for a background check.

Honestly, just pick one of the big three-Avail, TurboTenant, or Apartments.com-and you’ll be fine. They are all reputable.
