Is hiring an exclusive buyer's agent actually worth it?

I'm currently in the early stages of looking for my first home and keep hearing mixed opinions about whether I should hire an exclusive buyer's agent. Some people swear by them for navigating tricky negotiations and finding off-market listings, while others think it's just an unnecessary extra cost. Since the seller usually covers the commission anyway, I'm trying to figure out if there's a hidden downside or if it really is a no-brainer. Has anyone here used one recently, and did you feel like they actually added value to the process or just got in the way?

Honestly, as a first-time buyer, you need someone on your side. The seller's agent works for the seller, period. Don't go into a major purchase like this without your own representation.

I used an exclusive buyer's agent for my first home last year and it was a lifesaver. They caught a major issue in the inspection report that I would have totally missed.

It really depends on the market. In a super competitive area, having an agent who knows the local brokers can get you in to see houses before they hit Zillow.

I agree with @RealEstateFan, but be careful. Some agents are just 'door openers' who don't actually negotiate well. Interview a few before you sign an exclusive agreement.

The 'seller pays the commission' thing is true, but remember that cost is baked into the price of the home. You're paying for it regardless, so you might as well have someone working for you.

I felt like my agent just got in the way. They were too pushy and kept trying to steer me toward properties that gave them a higher commission. I ended up finding my place on my own.

That sounds like a nightmare, sorry you had that experience. Did you vet them properly before signing? I think the key is finding someone who isn't just trying to close a deal quickly.

If you're buying a new build from a developer, you might not even need an agent. They usually won't budge on price anyway, and sometimes you can get a better deal if you don't bring one.

Definitely get one. The paperwork alone is a headache, and having a professional double-check all the legal contingencies is worth the peace of mind alone.

Just make sure you sign a buyer representation agreement that you can get out of if things aren't working out. Don't lock yourself into a contract with a bad agent for six months.
