I've been tracking real estate prices in the city center versus the outer suburbs for the last three years, and it's fascinating to see how remote work has shifted the demand. Initially, everyone was rushing to get more square footage in the suburbs, but now I'm seeing a lot of people moving back closer to city centers as companies demand more hybrid days. Do you think urban real estate will fully recover its premium status, or has the long-term preference for suburban home offices permanently altered the market landscape? I'm trying to decide if it's better to invest in a condo downtown or look for something with more space further out.

I think the 'urban death' narrative was always overblown. Cities have a way of reinventing themselves, and the convenience factor for young professionals is hard to beat long-term.

Totally agree with you, OP. My office just mandated three days a week in the city, and the two-hour commute from the suburbs is killing me. I'm definitely looking to move back into a condo.

The market is weird right now. I wouldn't bet on a full recovery of the city premium just yet, especially with interest rates where they are.

I moved to the suburbs during the pandemic and honestly, I can't see myself going back. Having a yard and a dedicated office space has completely changed my quality of life.

It really depends on the city. Tier 1 cities are bouncing back fast, but I feel like the mid-sized cities are still struggling to pull people back from the outskirts.

If you are looking for an investment, keep an eye on walkability scores. Even with hybrid work, people still want to be within walking distance of coffee shops and gyms.

I think we are seeing a 'new normal' where the lines are blurred. People want the suburban space but they also want the urban social life, so they are compromising by moving to inner-ring suburbs.

Just look at the vacancy rates in downtown office buildings. Until those are converted to residential, I don't think the city core will feel like it used to.

Good luck with the search! Personally, I'd lean toward the condo if you're young, but go for the space if you have a family. Lifestyle should dictate the purchase, not just market speculation.
