Is professional home staging actually worth the investment?

We are getting ready to list our home next month and our realtor is strongly suggesting we hire a professional staging company. It seems like a pretty significant extra cost on top of all the moving expenses we already have planned. I’m wondering if it really makes a noticeable difference in how fast a house sells or if decent furniture and a good deep clean are usually enough. Has anyone here sold a house recently with and without staging, and did you feel like it was worth the money?

It really depends on your local market. If you're in a hot area with low inventory, buyers will snap up anything regardless of the staging.

I staged my place last year and it sold in three days for over asking. I'm convinced the staging helped people visualize the space better.

I agree with the previous comment. We didn't stage our first home and it sat on the market for months. Staged the second one and it was gone in a week.

Honestly, just do a deep clean and declutter. Professional staging is overpriced and often makes homes look like sterile hotels.

I'm with you on that. Most buyers just want to see the bones of the house. Good lighting and a fresh coat of paint go a long way.

My realtor pushed for it, but we decided to use a virtual staging service instead. It was way cheaper and looked great in the listing photos.

Not at all. People are used to seeing virtual staging these days. It saved us thousands.

If your house is currently empty, stage it. If you're living in it, just declutter and remove personal photos. Don't waste money renting furniture.

Exactly. The 'lived-in' look can actually be cozy if done right. Just hide the clutter.

I think it depends on the price point. If you're selling a luxury property, staging is pretty much mandatory these days.

I disagree. Even at lower price points, a staged home shows much better in photos, and photos are what get people through the door.

My advice: ask your realtor for a list of recent comps in your neighborhood. Did the ones that sold fastest use staging?

I didn't stage and I regret it. The photos just didn't pop compared to the other listings on Zillow.

Staging is just another way for realtors to make their job easier. Tell them you'll do a professional deep clean and see what they say.

I wouldn't go that far. A good stager knows how to highlight the best features of a house that a homeowner might overlook.

We paid for a consultation where a stager came in and just gave us a 'to-do' list of things to move or store. It was much cheaper than full staging.

It's all about the curb appeal and the first impression. If the inside is clean and neutral, you're 90% of the way there.

Bottom line: if you can afford it, it helps. If you're on a tight budget, invest that money in high-quality professional photography instead.
