I'm planning to list my house in the spring and I'm trying to figure out which updates are actually worth the money. I've heard mixed things about kitchen remodels versus just doing a fresh coat of paint and some landscaping. I don't want to over-improve for the neighborhood, but I also want to make sure I'm not leaving money on the table. Does anyone have experience with what buyers are currently looking for in this market? I’m trying to prioritize my budget on projects that will give me the best return on investment.

Honestly, skip the major kitchen remodel. Just swap out the hardware, update the lighting, and paint the cabinets. It makes a huge difference for a fraction of the cost.

I second that. Buyers are way more interested in move-in ready aesthetics than a custom marble countertop that you'll never recoup the cost of.

Don't underestimate curb appeal. Power washing the driveway and freshening up the mulch beds is the highest ROI project you can do for under $500.

Adding to the curb appeal point: paint the front door a nice, inviting color. It sounds silly, but it changes the whole vibe of the house.

Check your local comps. If everyone in your neighborhood has granite and you have laminate, you might need the kitchen update. If everyone else has basic finishes, don't overspend.

Exactly. You don't want to be the most expensive house on the block. It makes it really hard to sell.

Focus on the 'hidden' stuff. If your HVAC is old or the roof is nearing the end of its life, buyers will demand a massive credit during inspection. Fix those first.

Agree with the HVAC comment. A shiny kitchen doesn't matter if the buyer thinks they have to drop 10k on a new furnace in two years.

I’d say focus on deep cleaning and decluttering. It’s free and makes the house feel so much bigger and more valuable to potential buyers.

Totally agree, decluttering is the most underrated step. Remove all personal photos too so they can imagine themselves living there.

Yes, absolutely. Refinishing floors is one of the few things that almost always pays for itself because it changes the entire feel of the house.

Make sure you hire a professional for the paint job. A bad DIY paint job is worse than not painting at all.

Good point. If you aren't confident in your DIY skills, save the budget and spend it on a pro for the high-traffic areas.
