Seeking CPA recommendations for 1031 Exchange

I am currently in the process of selling an investment property and am looking to defer my capital gains taxes through a 1031 Exchange. The rules seem quite specific regarding the timeline and the use of a qualified intermediary, so I want to make sure I don't miss any deadlines. Does anyone here have experience with a CPA who specializes in real estate tax strategy and has successfully handled 1031s before? I would prefer someone based in the Pacific Northwest, but I am open to remote firms if they are reputable. Any advice or direct referrals would be greatly appreciated.

I used a firm in Seattle last year for my exchange. They were pricey, but the peace of mind knowing the 45-day ID period was handled correctly was worth every penny. Send me a DM if you want their contact info.

Definitely don't try to DIY the Qualified Intermediary part. The IRS is extremely strict about the 'constructive receipt' of funds. You need a pro.

Does anyone know if 1031s still apply to commercial properties in the same way they do residential? I've heard conflicting info lately.

Yes, they apply to both, but the tax code is complex. Just make sure your CPA understands the current depreciation recapture rules too.

Check out a firm called Miller & Associates in Portland. They specialize in real estate investors and have handled dozens of 1031s for my group.

Seconding that recommendation for Miller & Associates! They are very responsive to emails, which is a rare trait for a good CPA.

I went with a national QI firm last time because they had better insurance coverage for the escrow funds. Felt safer.

Make sure you have your replacement properties lined up before you even close on the sale. The clock starts ticking the moment you hand over the deed.

I've used a remote firm based in California for three exchanges now. They use a secure portal for everything, so location honestly doesn't matter much anymore.

Whatever you do, stay away from the big box tax chains. They usually don't have the specialized knowledge for complex real estate transactions.

Usually, if your capital gains tax is going to be under 10k, the QI fees and extra accounting costs might eat up most of your savings.

Just remember that you have to reinvest the *entire* amount of the sale proceeds to fully defer, including the debt you're paying off. Don't forget that part!
