I recently decided to try out Opendoor because I didn't want to deal with the stress of staging my house and hosting open houses. The initial process was super fast and the cash offer was decent, though definitely lower than what I might have gotten on the open market. However, after the inspection, they hit me with a massive repair credit request that felt pretty excessive. Has anyone else felt like the convenience fee ends up being way higher than advertised once you factor in those deductions? I'm curious if it's worth fighting back on their repair list or if I should just cut my losses and move on.

Honestly, that's exactly what I'm afraid of. Everyone says it's convenient, but I keep hearing about these surprise repair bills.

I used Opendoor last year and I definitely felt the same way. The initial offer looks great, but the repair list is where they make their money back.

Did you try to get a second opinion on the repairs? Sometimes they inflate costs just to see if you'll blink.

I sold through them in 2022. It was smooth, but I knew going in that I was paying for speed, not for the maximum sale price.

I actually fought back on their repair list! I sent them photos showing the items weren't as bad as their inspector claimed and they actually knocked off about $3k.

It's a trade-off. Do you want the stress of strangers walking through your home, or do you want to lose a bit of profit? I chose the latter.

I think the convenience fee is basically a 'lazy tax.' If you can't be bothered to clean and stage, it's worth it, but otherwise, list it traditionally.

I had a terrible experience with them last summer. The 'repair credit' was basically 15% of the offer price. I ended up canceling and listing with a realtor.

They usually don't charge if you back out before the final closing date, so definitely check your contract.

It's definitely not for everyone. If you have a house in perfect condition, you might get a fair deal, but for an older home, they will nickel and dime you.

I would advise you to at least try to negotiate. You have nothing to lose by asking for a reduction in the repair costs.

Just get a local agent to do a comparative market analysis first. You'll know exactly how much you're leaving on the table.
