Is paying 10% for property management actually worth it?

I've been managing my own rental unit for the past two years, but it's starting to become a headache with tenant requests and maintenance coordination. I'm considering hiring a professional management company, but the standard 10% fee seems like a significant chunk of my monthly cash flow. I'm trying to figure out if the peace of mind and professional vetting really pays for itself in the long run. Has anyone here made the switch and felt like it was money well spent, or do you think it's an unnecessary expense for a single property owner?

It honestly depends on your time value. If you're busy with a full-time job, 10% is basically buying back your weekends.

Totally agree. I used to manage my own, but after getting a call at 2 AM about a broken pipe, I signed with a management company the next day.

10% is standard, but watch out for hidden fees like 'lease renewal' or 'maintenance markup' costs. Those add up fast.

This is a great point. Always read the contract carefully. Some companies charge an arm and a leg for every minor repair coordination.

Usually, they charge half a month's rent for placement. It's an upfront hit but worth it for the vetting.

I think 10% is too high for a single unit. It eats up your entire profit margin if the rent isn't high enough.

Exactly. If you’re only netting a few hundred bucks a month, 10% is a huge chunk. Might be worth doing it yourself until you scale to more units.

Have you considered just hiring a handyman for the maintenance coordination instead of a full management firm?

That's a good middle ground. A good handyman can handle the repairs, but you still have to deal with the tenant screening and rent collection.

For me, the peace of mind is worth more than the money. I don't want to be the one having awkward conversations about late rent.

Same here. I hate the 'bad guy' aspect of being a landlord. Let the property manager handle the legal stuff and evictions if it comes to that.

If you are local to the property, keep doing it yourself. If you moved away, just hire someone immediately.

I moved two states over and I can confirm: you cannot manage a rental from afar effectively. Hire someone.

Just remember that property managers are not magicians. You still need to keep an eye on them or they might slack off on your property.

Truth. I still do a walk-through of my unit every six months, even with a manager. Trust but verify.
